Outside of the Compound Context

Parcels shown outside Sections 51, 52 and 53 are outside the Palm Bay Compound, but are close enough in proximity to help guide a viewer’s assessment of the potential efficacy of buying, selling, or holding property situated within Sections 51, 52 and 53.

Context and due-diligence notice: Nearby parcel activity is displayed for general market context only and is excluded from every statistic shown above. It should not be interpreted as a valuation, appraisal, survey, title opinion, zoning determination, development forecast, investment recommendation, or representation that a nearby parcel is comparable to a parcel inside the Compound. Buyers, sellers, and owners should independently verify boundaries, legal descriptions, access, utilities, zoning, wetlands, environmental conditions, title, development feasibility, and current market conditions.

Development Progress: Phoenix Business Park Infrastructure Funding

On September 1, 2026, the City of Palm Bay announced a $3.5 million Florida Job Growth Grant Fund award for wastewater infrastructure serving the planned Phoenix Business Park in the northeastern portion of The Compound. The City has identified an additional $1 million local contribution. The planned work includes approximately 16,000 linear feet of 12-inch sanitary sewer force main.

Palm Bay states that the infrastructure is intended to support approximately 960,000 square feet of future industrial and commercial space. The City's first-phase projections include approximately $42 million in direct private investment and more than 350 direct jobs.
